1. Check-In & Check-Out Check-In: After 4:00 PM (early check-in may be available; exact timing will be confirmed on the day of arrival). Check-Out: By 10:00 AM (late check-out is not possible). 2. NO SMOKING!!! No Smoking: Absolutely no smoking inside or nearby the home. A $500 fine will be charged if the house smells of smoke, or there are any signs or residue (cigarette butts, ashes, etc.) 3. Guests and Parking Maximum 9 guests per booking. No outside visitors without host consent. Maximum 3 vehicles per booking. 4. Eligibility Age Requirement: The primary booking guest must be at least 25 years old and must remain on the premises for the entire stay. LOCATION RESTRICTIONS: We do not accept bookings from residents of Broward County or Miami-Dade County. 5. Noise & Parties No Parties or Loud Gatherings: This is a private residential neighborhood, and parties or loud gatherings of any kind are not permitted. Consideration of neighbors is essential. Quiet Hours: 10:00 PM - 8:00 AM (strictly enforced by the City). 6. Plumbing & Cleanliness Toilets: Only toilet paper should be flushed. A $250 fee will apply if a plumber is needed due to misuse. 7. Pool Rules Supervision Required: Children must be supervised at all times while using the pool. No Diving or Running: Diving, jumping, or running around the pool area is strictly prohibited to ensure safety. No Glass in Pool Area: Please do not bring glass containers near the pool to avoid injury from broken glass. Pool Safety: By using the pool, you acknowledge that you do so at your own risk. We are not responsible for any accidents or injuries that occur while using the pool. 8. Liability Waiver By booking this property, you agree to assume full responsibility and liability for any accidents, injuries, or damages that occur during your stay. This includes but is not limited to accidents in the pool, on the property, or from misuse of house amenities. 9. Pool and Hot Tub Use and Enhanced Liability Disclosure The property includes an unfenced swimming pool and hot tub. There is no pool fence, barrier, or child safety enclosure. Use of the pool and hot tub is entirely at Guest’s own risk. No lifeguard is on duty and no safety supervision is provided. The pool and hot tub are not recommended for children, non-swimmers, or individuals with limited swimming ability. This property may not be suitable for families with young children or individuals unable to swim. If children are present on the property, they must be actively and continuously supervised by a responsible adult at all times, including when not in the pool area. Guest acknowledges and understands that an unfenced pool presents increased risks including but not limited to drowning, slipping, injury, or death. Guest voluntarily assumes all risks associated with the pool and hot tub for themselves and for all occupants and visitors, whether authorized or unauthorized. Guest agrees to fully release, indemnify, defend, and hold harmless Owner and Property Manager from any and all claims, demands, damages, injuries, losses, costs, or liabilities arising from or related to use of the pool or hot tub, the absence of a pool fence, or access to the pool area, regardless of cause. Guest acknowledges that Owner makes no representations regarding pool safety features and that Guest has independently determined the property is suitable for their use. Glass is not permitted in the pool or hot tub area at any time.
